Gujarat CM Shri Vijaybhai Rupani approves construction of 70+ floors buildings

Chief Minister Mr. Vijay Rupani has taken a landmark decision today to boost the infrastructure in Gujarat. The Chief Minister has given approval for the construction of buildings of more than 70 floors, in the five mega cities of the state. The decision is visionary in the sense that it will highlight Gujarat on the global map in-line with the countries like UAE, Singapore etc. which are known for their world class infrastructure and skyscrapers.

The decision will not only take Gujarat’s skyline to a record high, it will also show the state’s mettle in terms of its infrastructure capacity. With the construction of the skyscrapers, the state’s urban infrastructure will be able to accommodate the rising population and generate more employment for the dwellers.

The highlights of the decision are as under:

• 5 megacities namely Ahmedabad, Gandhinagar, Vadodara, Surat and Rajkot will be provided the necessary permissions for construction of skyscrapers
• The new rules will now permit the construction of more than 70 floors in a building compared to 22-23 floors previously
• Provisions for construction of such tall buildings shall be made in the CGDCR-2017.
• The new rules shall be applicable to buildings taller than 100 meters and with an aspect ratio of 1:9
• The provisions will be applicable in D1 category in Ahmedabad Urban Development Authority (AUDA), Surat (SUDA), Vadodara (VUDA), Rajkot (RUDA) and Gandhinagar (GUDA), where permissible Base FSI is equal to or more than 1.2.
• A Special Technical Committee will be formed for the same. After the clearance by STC for a proposed building, the same shall be forwarded to the Competent Authority with recommendations for further necessary action.

The buildings can be constructed only if the adjoining road is more than 30 meters wide

• Minimum plot size is 2500 sq.mt. for buildings that range from 100 to 150 meters.
• Minimum plot size is 3500 sq.mt. for buildings that are above 150 meters.
• The maximum FSI (Floor Space Index) will not be more than 5.4 in any case. Premium FSI will be available on chargeable basis. The Premium FSI charges will be 50% of Jantri rate of Non-Agriculture
• The buildings can either be used for residential, commercial, or recreational purposes or a combination of the same.
• It will be mandatory to have Electric Charging facility in the parking zone
• Vent Tunnel Test will be mandatory and the building should have a proper Disaster Management Plan.

SPECIAL TECHNICAL COMMITTEE (STC)

Constitution of STC

A Special Technical Committee of the members mentioned hereunder shall be constituted by the State Government to advise the Competent Authority regarding the feasibility of development proposals. The competent authority may collect such additional processing fee per proposal at the time of submission of the proposal, as it finds necessary for scrutiny by the STC.
